How to choose an office for your business

Many start-up businesses begin life from the kitchen table or even the bedroom. There are many offices available to rent so how do you choose an office for your business that meets the needs of any staff and creates a strong image for your brand?

Location

Do you need the office to be near where you live? This may be a consideration particularly if you are juggling business with childcare responsibilities. Having said that if you have staff you will want to ensure they turn up to work on time so ideally the office location should be easily accessible to them. If clients or partners visit you regularly or at all really, ensure there are great roads and public transport routes serving the area of your new office. Consider whether the area of the office has a dodgy reputation for any reason at all. It is probably worth paying a little more to rent in a lower-crime area for example. Find out if there are any hidden or extra costs for things like parking or maintenance. Shop around a little before making a decision to ensure you are getting value for money. Watch the pennies and make sure you do not over-stretch financially.

Style

The style of the office contributes to your brand image which is an important part of your marketing strategy. It is worth networking and finding out where similar brands operate from. For example, is there a particularly creative quarter in your town? Check if the person renting the office is happy for you to put up promotional materials and signs ideally without any of those sneaky extra charges. Sometimes you may be charged for painting walls or hanging up pictures. Again the key is to check everything before you sign on the dotted line.

Size

As a general guideline, allow 70 square feet for each staff member and don’t forget to include yourself and any partners too. In a perfect world, you will want lovely space for meetings too and a comfortable space for people to eat and drink. Cramped working environments lead to staff tensions and are not good for physical or mental wellbeing.

Infrastructure

It should go without saying that you will want good Internet access and you should ask the person renting out the office to do a speed test so you are absolutely sure your business has what it needs to operate. It is also a good idea to ask about telephone and postal services.

    Once we’re making enough money, I would definitely look for some sort of premises for my business. It would be so much easier having a dedicated space to work from without any distractions.
